§ 25-2-1554. DEVELOPMENT REQUIREMENTS.

  • (A)

    A neighborhood urban center special use development must have a site area of:

    (1)

    at least one acre; and

    (2)

    not more than 40 acres.

    (B)

    This subsection prescribes land use allocation requirements for a neighborhood urban center special use development.

    (1)

    At least 10 percent of the development's gross floor area must be used for commercial uses.

    (2)

    At least 25 percent of the development's gross floor area must be used for residential uses.

    (3)

    At least 20 percent of the development's dwelling units must be townhouses or condominiums.

    (4)

    For a project of not more than 5 acres, at least 10 percent of the development's area must be community open space.

    (5)

    For a development of more than 5 acres, at least 20 percent of the development's area must be community open space.
